1. Ensures periodic inspections of technical equipment in the managed facility and the elimination of detected defects, always with the consent of the owner. 

2. Ensures emergency repairs, minor maintenance and repairs in common in the common areas and apartments within the scope of the owner's duties, always with the consent of the owner the owner. 

3. Prepares proposals for necessary repairs or reconstruction, or for building alterations for the following year. 

4. Arranges for chimney work and chimney inspections. 

5. Secures contractor bids for planned repairs or reconstruction and technical evaluations, including recommendations to the owner in the bidding process. Discusses progress of work with contractors and tenants. Arranges for site preparations and handover to contractors. Checks the measurements in the bids and the actual work done in the invoicing. Ensures operational liaison with contractors during preparation, execution and completion of the contract within the scope of the powers of attorney granted by the owner. 

6. Provides liaison with organizations providing technical service services in the building (lift maintenance, CCTV system, etc.)
